Haymarket Media Group
We worked closely with Haymarket Media Group (HMG) to help identify a new home for over 1,000 team members. The key objectives were multifaceted; release capital from the existing space, maximise spatial efficiency, increase collaboration, and create a sense of pride within the workplace.
HMG’s old home was a 90,000 sqft building, and they were hoping to rationalise their footprint to circa 70,000 sqft. However, our research and analysis were able to prove that they could fit within just 45,000sqft.
The new building was spread across 4 floors. We inserted a striking new staircase and atrium through the heart of their new building, which connects each floor through the tea points and social areas, providing opportunities for chance interaction and knowledge sharing across the business

We used our spatial analysis tool to inform the strategic planning of the building. Highly connected, or ‘integrated’ spaces (shown in red and orange) correlate to higher levels of movement, and often are well suited to spaces for socialising or gathering, while ‘segregated’ spaces (shown in blue and green) correlate to low levels of movement and visibility, and are often well suited to activities that require privacy or confidentiality.

We developed a layout which placed key facilities in strategic ‘attractor’ positions to pull people around the building, increasing chance interaction and collaboration. We then used our organisational network analysis to position team ‘neighbourhoods’, based on their required adjacencies with other teams, and facilities.
A dynamic space for an award-winning publishing house, the design marries natural, raw materials with bold, brand colours and soft furnishings, and showcases the identity and vision of Haymarket Media Group.
